Anything left over goes into a reserve for the roof you need to buy or the siding you have to replace, or the AC unit that fails.

Hello all, I am currently a part time investor with a couple of multi family homes in my town that I self manage...I am interested in scalling up in get into the commercial side with something that has 9+ units under one roof.

That $10-15k could go a lot further elsewhere, like on cosmetic finishes (especially in the kitchen or bathroom and refinished floors) and/or a new roof for the main building.

Also, the fact that it is a 4-unit, shouldn't there be a discount since all 4 doors are under the same roof (For convenience reasons)?
