In the case of wholesalers if the profit was disclosed to the seller like a commission is with an agent there would be a lot less unsuspecting sellers getting ripped off.

You can't find 2% anywhere on long term rent but to get that in CA with CA appreciation is massive.I have not heard of someone completing a hands off garage conversion STR for as low as $80k in at least 5 years.
