If the rate is sufficiently lower, you are disciplined and not trying to finance a deal that is too skinny, you should be able to retain the necessary cash-flow, yet pay down your principal more quickly.

Perhaps she retains ownership of the properties but contracts with you to manage the properties so that she gets rid of the headaches but you could still inherit the properties and receive the step up in cost basis upon her passing.

I did ask my servicer about it, and they then asked their attorney about it, and the attorney responded that they have dealt with this issue, and they have a fairly high retainer fee to handle it for me.
