The 19% repairs cost irregular as well as I had a tenant in the unit since 2015 who moved out in May, and the unit had last been renovated in 2013.

That's assuming 10% management, 5% vacancy, 5% repairs, 5% capex, mortgage, tax and $1700 per year insurance and assuming you put 20% down so no PMI

I went ahead and submitting info to get pre-qualified with him as well.My mindset was, I might as well talk to a number of lenders and get pre-qualified with a few of them at around the same time so all the credit pulls count as one.
