Here in Maryland I had the honor to be appointed to serve on the state board that regulates inspectors and appraisers, and sat on the sub committee that reviewed inspector complaints.

Plus there are all the special regulations that go along with STRs.....Are you sure you'll be comfortable having strangers going in and out of your personal residence at all hours....?

So first to start I’ve read the other forums and I already know changing an offer price is bad practice after the inspection normally. 

They do have some regulations to get approved and I think owner-occupied is one of them. thanks in advance. 

I also don’t want something that is so thick it isn’t practical.

All I did was formulate an acronym and implemented a few practices to keep my rentals running smoothly while taking in the maximum amount of profit.

A good practice to get into is look at those things you want, say a Range Rover and than say "ok, it's $500 per month, alright, now I just have to purchase $550 in added monthly cash-flow and it's mine".

With more and more people getting into wholesaling (thanks to gurus) the states are going to start to enforce/change their regulations, hence why I asked everybody within my company to get licensed in all of our markets last year if the rules ever all of sudden, we're prepared.
