Hello BP members,I live in Miami and I'm considering purchasing a long-term rental property in Orlando that will generate positive cash flow.

@Roger Garner we work with a lot of real estate investors that provide us with intel on who the top property managers are.

Also, I had to set it up with real estate specific categories and I'm not an account / bookkeeper so this go really messy. 

Background:Miami-Dade Condo property.I am a first-time seller.No mortgages or loans on my property.Standard Florida Realtors Association / Florida Bar AS IS Purchase Contract.Buyer in default on various provisions and must proceed to purchase as a cash purchase, per contract, so there should be no financing related title charge son my end.I am looking for a flat fee or low-cost title company to assist me with the seller side of the closing and coordinate with the buyer's title company.

I'm new to BP and very new overall to real estate investing.

It was explained to me that most commercial real estate owners do something with it in the first 5-10 years so it doesn't matter.   

I feel like everyone went nuts post covid with vacation purchases and that has to come back to reality.
