sorry for my delayed reply all of this input from all of you is great and i really appreciate it. basically the most important thing i gathered is to be upfront and transparent with what im trying to do when i find a deal and be honest with the seller because i am not trying to pull one over on the seller or do anything unethical here i just want to be a good wholesaler that can help people and make some money in doing so thanks again

From a financial POV, a lease would be between $2300-2500 per month, with a monthly maintenance fee of $105 (lawn, cable, garbage, etc.).

This is the most important, that your Cost per acquisition is far less than your average wholesale fee. 8) follow up!

This section needs to be based on local laws about late rent fees.

I leased the property a month after the purchase for $1550 a month (minus the property management fee).

Whichever STR agency you are going to use study the laws and regulations, as well as taxes and fee's for AirBNB/VRBO or other.

To help you in your search: be sure to find an accountant that is willing to grow with you, and is not too high priced fee wise.

Once rented, the plan can obtain a non-recourse loan to pull equity and place that into a new plan-held project - thereby projecting the growth curve of the plan forward more aggressively.   

This is no different than ordering something online and paying the overnight fee because you need it asap.

a standard lease is your best bet . it should make the tenant happy because they'll save airbnb fees and hopefully you can pocket some more as well.
