I almost fell on the floor. 

I started my HML career in Detroit and I got out before the asset fell to 2500 dollars on homes I was making 80k loans on in the early 2000s.. so its nice to see it bounce back.the gentlemen who started the post has a point.. but you have a counter point..

Most likely there's multiple offers and the sellers don't want to disturb the tenants again since the first offer fell through.  

But this -0.3% change should cause little concern for the industry as a whole.Average occupancy rates fell most in small city/rural areas and in destination/resort areas.

A neighbor (who has a tenant living in their unit as well) 2 floors above's window fell out and crashed onto my tenants' brand new window unit air conditioner and her car, damaging both. 

Not sticking to the maint/repair costs reserve.I fell prey to this trend in my early investing career (10+ years ago).  

As opposed to subbing it out and having a PM destroy there relationship with a buyer because the PM fell down on the job.2.

I kind of fell for a minute into looking at other local investors & comparing their DOMs to mine--but looking at the WHOLE picture, everyone has their own ups & downs with investing, selling properties, etc.  

This all seems quite simple but I came across a property that I didn't know which category it fell into or if would be considered opportunistic, say more like a redevelopment.

The deal fell through.
