My name is Kaylee, and I am pretty new to the forums although I've been listening to the BP podcasts for a few months now.

I've only recently started listening to bigger pockets podcasts, and reading about real estate. my vision is the same as most people on here, which is multiple passive income streams, one of them being real estate. it doesn't take a genius to figure out austin real estate has a pretty high barrier entry to market, with a lot of big fish.. that being the case, I'm wondering what would be possible ways to enter the market (eg. foreclosures, gentrifying neighborhoods, off market properties, etc.), and potential strategies to look for and assess these deals.

So cash can be pretty powerful when it's the only way to get a deal done.Also, I like cash transactions because they're soo easy (less paperwork and headaches.)

I am pretty confident that the seller will not be able to obtain the CofO for a 2 family In this particular town.  

I've gotten 8 pre approvals in my life and the effect on my credit was pretty minimal. 

It’s a pretty basic concept. 

I believe we have a pretty complicated situation going on in UT county right now with pricing and appreciation.

On average, if you have pretty responsible tenants, you may not even have to do plumbing works for months.

So I'm going through escrow right now and realized I'm pretty sure I'm overpaying for the closing costs.
