Listening to Brandon's Podcast here makes me think that i need to buy a property that is falling into a sinkhole and covered in black mold and then get my "Justice League" of contractors to fix it up before I can make a profit off of it (using the BRRR strategy).I desperately want to jump off the high dive into real estate investing but Im deterred because I dont want to buy a property with more cigarette smoke damage than a 1950s casino.

A part of me wants to flip this at a huge profit just to prove my arrogant uncle wrong.

Your offer should be based on the profit or ROI that you deem acceptable.

There is not huge profit for lender to finance small loan amount.

As we iterate through this CRM we want to be able to manage lead generation, scheduling of tours, deposits, leasing and then seamlessly transitioning that lead into a renter in our management platform automating as much of this process as possible.

Account Closed Yeah the challenge I am facing is almost every property I have found is either way overpriced to be profitable, priced reasonably but in a high HOA area that eats the profits, or cheap but not in an area that can draw the rent (or tenant type) I am looking for.

I know that I stand to profit handsomely and that IS indeed what matters.
