I saw a duplex that I wanted more information on so I sent an email.  

Hello all- new here to posting on the forum but have been following and reading up the past few months and had a quick clarification question on private money loans and refinancing with BRRRR.I would just like to make sure I am thinking about this situation correctly.Let's say I were to buy a duplex for $80,000 that needed $20,000 in rehab that would put the ARV around $120,000 and was able to obtain a private money loan for the $100,000 at 10% interest could I then rent out one side of the duplex, move into the other side and refinance after a 12 month seasoning period?

No missing vital information in the private section of the mls about how to make an offer. 

Are there any creative ways to get this money through private lenders, etc for the down payment?

Maybe finding a private lender is a better option. 

@Phil Leonard I'll address these one at a time:Capital - if someone doesn't have the capital necessary, then it's time to go seek private money...or in other words, a partner. 

These records provide you a lot of info, and do not require the management company to give you opinions about the tenant that for legal reasons they would not want to give you.One last thing, they are a private company that, as far as I know, has no legal obligation to provide you with any info at all.
