Unless you are a very experienced swing/day trader, you should be mentally prepared to play the longer term game on any funds put in this market (or in other words ready to let your money sit for 3+ years) and even ready to average down.

They appeal to people's personal vanity stroking, mindless herd mentality and irrational fear response.

I've always had the hands-on I can do it if anyone can mentally so my plan was always BRRRR (fixing ugly homes).

However, a revocable living trust also protects you from anyone with eyes on your assets in the rare event that you become mentally incapacitated.

Hi everyone,  It seems like most lenders are prioritizing purchase transactions in the Austin area.

But I'll check out their lines of credit to have as a mental note for myself when I build some business credit. 

There are cities you can throw a dart at a map and hit a cash flowing property, and other cities where positive cash flow of any kind can be challenging during year 1.Personally I prioritize buying homes in areas that are reasonably expected to outperform the overall market in terms of price appreciation.

I know way too many investors who have a "it's so cheap I can't afford not to invest there" mentality.

Personal opinion is about 60% of problem is lack of housing being built, 40% is  "need" vs "want" mentality.
