@Mario Cruz-  try to  avoid  using a FHA loan because 1) the FHA loan includes a hugher upfront mtg ins premium fee of  1.75%  and  2) the monthly mortgage insunsurance is  high and  it is also  permanenet  ( meaning you cant  ask  lender to  elimnate it  when equity is  developed )  ...I would  suggest using a  conventional loan / putting as little as  3-5% down ....keep the  FHA  loan idea   avaiable to  use  for a  future  purchase  ( if needed)

that can write up my policies to abide by my lender's conditions (125% of Replacement Costs or at least the Loan Amount, etc.).Whenever there is damage I just repair it myself since 1) we have an in-house construction crew and 2) my deductibles are insane: believe it or not, I have to keep my deductibles around $10-15k/property to get my premium down to ~$1,000/property.

You can often get an ever so slight premium if you have higher rents and/or better finishes than other properties in the area, but if you are getting double the rents of comparable properties, you are not going to get double the value of what others sell for.
