IMO, the class is much more about passing the test than it is about practical real estate success.

The only luck, if any, that exists in business is bad luck, all else depends on strict business practices......proper and thorough screening.

Fast forward a year and I have a steady job with income now wanting to take my first steps into looking for apartments to hold and rent out in the Knoxville area. 

It's not that western cultural norms are better or anything like that, but there's about a 99.99% chance that your rental property was built from the ground up to assume western cultural norms would be practiced by residents. 

They told me nothing but the guy was a youngish doctor and he was having trouble getting a practice established but had been offered a teaching position at a medical school back east.

@Lidia Bowers   Congratulations for thinking on your next step,  I just went to an event about RE syndication on Dallas by The Real Estate Guys, everyone there advanced to jump on 60 + units,   I am selling my SFH portfolio (also a Realtor myself)  spend some time learning about the topic

Had they waited to acquire the property through inheritance then the cost basis of the property would have been stepped up to the market value at the time of her death.

Now I am practicing patience!

It is the whole enchilada and I don't see how it could be recommended as a first step with a straight face and selfless intent.Bird-dogging is what is needed in the marketplace.
