Assuming your market is similar, I would add an ADU not primarily as an investment.  

If you are a Real Estate Professional this cap does not apply and hence why it is such a powerful status for tax planning.As @John Underwood said, Schedule C income categorized by "substantial services" such as turn down services, meals prepared, or special activities provided.

Hey @Jake Wosick - You should definitely connect with @Zach Shepard above, he's been a great mentor for me and knows the off-market chicago space better than most.In my opinion, the key to off-market deals is understanding the ROOT issue with the seller. 

Get it back on the market and move forward.

Here in Houston we had a tornado last week and no power until yesterday so had to take a time out on brainstorming but an inspector and contractor are going over there on Thursday so I have a better assessment.
