Just a few items I picked up on.

I don't think they picked me solely because I was a female or if it even entered into the decision. 

You can pick up some decent 4-6 family properties in C-Class+ neighborhoods in the $180k-$240k range.

They are more on the time poor end, and are interested in just providing the cash for the deal. 

They lend at higher rates but are also willing to fund deals for borrowers with poor credit, income, debt levels and experience. 

Possible reasons unrelated to physical condition could be: original list too high, poor marketing, unresponsive realtors (yup, it happens), prior deals falling though, and last but not least, timid buyers like yourself who think there is something wrong with a property if it doesn't immediately sell!!!

I just picked up a new book called "Financial Freedom with Real Estate Investing" by @Michael Blank I am only about 50 pages in, but so far it is really good. 

I was seeing that my maintenance head was spending 5  plus hours a week at Home Depot, Lowe's and other vendors, mostly picking up the same items. 

I am not trying to pick on you.

If residents are using more parking spaces than what is assigned, I would make sure you include how many spots each tenant is entitled to in their leases.If the problem comes strictly from poor parking practices I would consider putting in lines.
