Hi Keaton, Would you be purchasing a new primary residence or investment property?  

Time value of money they could invest that $160k somewhere else and earn $50k+ on it over that period vs losing $96k.

It just doesn't seem like a great area to invest in.

I know it is much harder to find deals in Fort Collins, but I know people are still investing here and having success. 

My family has been invested in that county since the mid 60s.. that property I knew well.. it cant be developed.. so you have rookie who had no clue and no means to really develop it.. and led on by a lender just interested in the 10k up front..

Hello BiggerPockets,I'm seriously thinking about using Home Equity Investment (HEI) to become debt-free, but I want to make sure I understand all the details before diving in.

Any advice on which neighborhoods are great for investing is greatly appreciated.

Investment Info:Single-family residence buy & hold investment.

The total investment is $300,000, funded by cash and a HELOC (current balance $156,000, monthly payment $1200).My initial plan was to sell the property for $350,000, making a $20,000 profit after closing costs.
