Based on the "minimum lot area (sq ft)" chart that I am reading here for Charlotte (http://ww.charmeck.org/Plannin...) on Page 12, it appears I could turn this into a duplex as long as the minimum lot size is 16,000 Sq Ft.

Since you'll likely be working with someone else (example: maybe buying turnkey SFH's), you'd want to double-down on vetting the company you work with... instead of limiting the pool based on where they operate.

I have been looking into Palm Springs areas for 3/4 bedroom properties with pools. 

Also if anybody has any information on renting homes with a pool let me know.

After 7 months of looking at deals and feeling like we weren't making much progress, we came across a listing for a 3,000SF SFR on a quarter acre, with a pool and a detached garage, and 'enter at your own risk' as part of the listing description.

People are eating at home more and many homeowners are making improvements to their homes and building pools, etc.

In the chart below, a noticeable and abnormal dip occurred in April/May during the economic shutdown.

If your personal residence was not financed, you could get 10 investment properties... but I don't see how this chart lets you have 10 investment properties if your personal house is financed.  

Other info:- Motivated seller, just bought a home and needs to move by the end of the month- Owner lived in unit for 22 years, bought in 1990- Park has a pool, a rec room, and playground for kids.
