For Atlanta metro use 1400 to 1500.Stear clear of cheaper rental areas, and only buy 3/2, 2 full baths so as to appeal to families. 1.5 bath houses are hard to rent to younger families with school age kids.

All you need in your guest suite is a desk to add the amenity of 'Dedicated Workspace' and you can make you listing more appealing to people looking for an extended stay but still need to work. 

Besides upgrading the units themselves, we definitely want to paint the exterior and replace the old deck and patio for curb appeal.
