Yes, as other people have mentioned - DSCR Lenders have prorprietary guidelines and generally offer more customized and shorter seasoning periods.  

If there are owner occupants primarily buying in the area, what would it be worth to them as is or renovated? 

IE pull the cash out of it so I could go buy more timberland to log.. get payments from my buyer .. pay the bank their payment then when my buyer cashed me out I cashed out the bank and got my equity... for me it was not as much a tax play as a get stuck money out now without massive discount to a NOTE buyer pimper .. who is looking to get notes with massive discounts. 

But you can buy or build A class and let it deteriorate to eventually become a D.

If you're local housing authority is decent to work with and you screen your people well section 8 can be a win for everyone. 

Most people just blindly call as many people as they can….. and usually with the cheapest and worst data they can get their hands on.  

At the end of the day this is a people business.

But it's not simply locating rich people.

There are companies to do it for you for a premium and the only reason they are in business is people erroneously think it is a hard thing to do.
