This is important because you should have an idea of which locations you'll be able to cashflow a property versus the neighborhoods where it may not be about a positive cashflow it may just be about reducing your mortgage by having tenants.Bottom line- Start your journey by researching the market before you move there so when it's time to pull the trigger you'll be making smart offers

In some jurisdcitions they are talking about life time leases that can't be terminated unless there is a lease violation and are automatically renewed, don't know how FHA would look st those situtions.

If you could configure the bedrooms to be able to sleep 8-10+ people, your ADR could increase even further from there.However, if you go the STR route, make sure you factor in the time commitment it will take to manage the property.

Also note that at first I was nervous about vacancies b/c I marketed it and then it sat for a bit but it seems travel nurses book very close to the the time they actually will be in the area, about 2 weeks out from move in date.
