I have had 2 houses that had peeling paint on them scraped and painted, and had to find a lead certified contractor to handle that due to the flaking pain clean up, but other than that I think we have it pretty easy here. 

It is all a pain but they will get you eventually if you don't file correctly or miss some government entity who has to get their piece of your pie. . 

I am however, painfully new to the Real Estate Investment planet. 

- If W2 disappears, how long does it take for rent income to substitute it, lets say its also 100k after a few months/years? 

In short: help those who are trying and do what you can to make the transition less painful.

@Larry Smith home warranty coverage on rental properties is a pain in the a$$, and I certainly wouldn't expect the tenant to pay the service call fee (however large or small). 

With SFR you would have 10 loans, 10 locations, and much more logistics and management pain than if it was all in one deal, as a Multifamily.

With current rates higher, it is painful to give up this rate.
