if you actively manage, you will need help(bookkeepers, lawyers, accountants, contractors, vendors, realtors,etc) and with enough units it will be more profitable to bring some of those elements in house, to benefit from economies of scale.using a management company is the easiest fastest way to access many of those resources, in order to retain your time freedom to enjoy life or focus  on other careers, or focus on the more executive aspects of RE investing, like acquisition, financing, etc. or have the shortest most efficient path to economies of scale. 

Pick one or two elements to splurge on to make it "pop", but keep everything else fairly safe and neutral.

Your decor and furniture package make all the difference as well since there's so many 3BR units.

I highly recommend to any clients or new investors that they build these relationships from the beginning as their deal literally depends on it if there's an element of rehab to making it work.  

There were multiple service packages - inspection only, inspection plus interior, plus exterior, plus 100% I don’t want to worry about it.

Should I send them a little care package prior to raising rents?

Total cost = Initial fees (one time with thousands) for a package + monthly membership fee + registered agent fee for every LLC + one time cost to setup all these LLCs, S Corp, Land Trust etc (several thousands or enroll into another package)So the total cost was too high. 

Be aware of what elements may be restricted by local law, such as Security Deposit amounts, late fees, etc. 

I dont know all the elements of what went down but if this work needed to have permits and you did obviously sloppy inadequate electrical work, they can easily paint you as a shady seller who intentionally duped an unsuspecting buyer.
