Do you view your rental properties as running a business? Or...?

I'm curious how real estate investors in the BP community are viewing their rental properties.

...Do you approach it like running a business?

...Or do you view it as a purely passive income source?

I've had this conversation with a handful of investors now and an observation was that those who approach it like running a business chose to self-manage their properties, and those who were looking for a purely passive income source hired property managers. Not totally surprising observations, but I'm curious of the broader community's philosophy when it comes to "running" or "passively managing" your rental properties and why you think about it that way.
