The law's on BPO's vary by state and some only allow a broker/agent to do them in the chance of getting a listing versus actual payment.Also the broker/agent unless a principal owner should review their IC ( independent contractor) agreement with the brokerage.

We've reviewed several thousand depreciation schedules prepared by CPAs and we've yet to see one that is 100% correct. 

ok i was just wondering as a first time home buyer would this be a big mistake going online and using websites like Trulia zillow etc to look for my house and just contact that listing agent and set up a meeting to look at the house and if i like just buy it at the listing price? 

Looking around online it seems other condos in the area are renting for $1300-$1400 a month.

I have told the management company they will be reimbursing me for the fine by deducting their fees by the 50 and told them I need full communication on every matter as soon as something comes up.I don’t want to overreact by firing a company that I have just started working with (that has amazing reviews) and the rehab process has gone well until this matter.I also know how much of a pain this particular HOA can be.Any suggestions how to handle this issue?

There are a lot of PM software systems that allow you to bill and collect rent online.

This, coupled with an online portal and rental capability along with utilizing a call center allows me to manage the properties from home for the most part.

I think it smells fishy and I would work hard to force the current Landlord to cancel those leases before closing so you can buy the property and have complete control over it.If you can't terminate the leases, I would ask to review the applications and find out how they were screened, if at all.
