Do the other heirs want a piece of it?

Got a call from a direct mail piece I sent out.Per the owner: originally the property was in foreclosure and was listed for about a year or so (listing expired 12/2015) since then the owner has gone through bankruptcy (not sure yet, how she filled, however, meeting her today and viewing the property). and has gotten the property back.

Idk, haven't put that piece together.

I spend less than 4 cents per piece of mail for my direct mail campaign (not including postage of course) But I also do all the work in-house.

That piece of advice helped me to land this deal despite several higher cash offers that were submitted.Here are some pics along w/my before & after collage.  

I think so far what sounds fair is the 51%-51% deal @James C. called out - like how I treat my children when trying to split that last piece of cake. 

Which I get but im afraid if she waits any longer the thing is going to be worth nothing in a year or 2, she is going to have this piece of property that is worth less than she owes because its going to fall apart, and she won't be able to rent it to anyone.

It allows me to buy properties in any condition, get them into top notch shape and then find a quality tenant to put on a long term lease.

Look through your local MLS and look for a most piece of property and pull the trigger on it.

I'll have to do some more research there.Do you know what kind of loan would I need to get to use the equity in a piece of land to do improvements to convert it into a SFH?
