I'm thinking that as I'm not able to refinance the property, If there was a cosigner or someone else on title who could refinance such as my parents then that could be an option?

. -- Think about it, a giant tub of equity that you can constantly go to and use for 7-10 years from open.If you put all the positive cash flow from 10 rentals into paying off 1 of your HELOCs -- you now have a paid off HELOC ...... rinse repeatAll the equity  $$$$ you made are completely available -- unlike with a mortgage -- and you don't need to go through the loan process again
