I would give him the $100k then as his time is money as well, HOWEVER, for that amount I would expect him to sign some kind of covenant that reduces his equity at certain tiers if he does not complete the project within a certain time frame or hit certain agreed upon milestones.  

Once it hit me they could extend, my heart sank because I think there's a good chance they will until stimulus or vaccine. 

East Austin is in development and you hit the nail on the head, it can be a tear down house next door to a brand new $1M build.

My wife and I took the course just before Covid hit and and the info has been very useful in evaluating parks etc.

I'd read all 3 of those books and hit the ground running.
