My property manager sent me an e-mail asking if I would like to renew for month-to-month, 12-months, or 18-months, etc.

Any agent commissions or closing costs need to be added to the price.

We do not recommend to any of our clients to pay points right now as the industry as a whole is anticipating rate cuts within the next 12-18 months.

Or the tenant can be a PIA, the house will take months to sell, they will have a showing every week and the new owner will think less of them as tenants and be more willing to non-renew. 

While they've paid rent on time each month, the wear and tear along with the mess are too much to continue lease.

I have yet to syndicate but plan to and have heard from many to not syndicate unless the deal is over 1M as the costs associated can hurt the financials significantly.

One of my kick phrases to mentees is price is the dollars you pay, value is the benefit you derive, and cost is price x the aggravation of a missed expectation of value.  

First, I do question why your current LTR is not rented after 4 months.

There are a lot of extra costs that go with home ownership-property taxes, repairs and maintenance, etc.
