There is very minimal work to be done here to the property other than the property management which I handle.

There is so many other aspects, pages and pages of other aspects, short version is it's a very very tough business to operate and all the harder to be good at it, if you don't have the engineering mind of a German manufacturer, efficiency obsession of a Japanise businessman, don't waste your time because no joke that is what it takes to do decent, just decent.

I wouldn't waste your time with whoever is offering that.  

Not saying social distancing will magically make everything back to normal but the whole point is to minimize social interaction considering how contagious this is.

@Dale MillerDale,Here's your road map to real estate success for a newbie.The theory is this: This whole real estate thing is designed for success in the long run meaning years and to minimize risk for one side of the table or the other (sometimes both, not often). 

My biggest hindrance/ fear is being "that guy" who wastes peoples time because I'm still in the education process, but I still know that experience it the best teacher. 

Minimal negotiations because it was a foreclosure.

On the flip side, if you start putting out bad deals, you'll have a hard time with potential buyers even wasting their time looking at your deals.
