I would love to hear your additional "two cents".

Just be prepared for some "tough love" responses to naive, simple & vague questions.Hopefully, you appreciate these as at least someone took the time to help you with a "lesson".

I am thinking about doing a rental arbitrage strategy and would love to meet others who have done that in this area that are willing to give some advice. 

Hey Eric, I have been in Real Estate for 22 years and also new to Bigger Pockets, and have loved learning from it. 

Know 100% all the people who know, love, and trust you and will do business with you or know someone and recommend you to someone who will do business with you....those are the first people you call the day you turn on your license.   

I think SoCal is pretty awesome personally...we visit pretty often...love hanging in Balboa Park...beautiful scene...nothing quite the driving the 1 up the coast...last time there we drove LA to SF on the 1 and immediately starting looking for local RE.Hope to see the ADU restrictions lighten up soon...that's really the key to starting to bring our housing markets into balance...there really is no such thing as a housing shortage...dwellings exist in every 2-car garage in America...and definitely a win-win if you can build on your own parcel in SoCal.I think at the end of the day it's the barrier to entry...for most guys starting out with $50k in capital, SoCal is not on the list of places to look.Oh, and don't forget about Lake Erie ;) 

I'd love to connect with anybody looking to break into the large multifamily space specifically with RV Parks and Campgrounds. 

After I move again in 1.5-2 years I would love to just LTR but I think I need to convert this to a MTR and fully furnish because I'll be coming out of pocket $500+ a month if i LTR because of reserves & mortgage.

I love everything about this post ; )  It really resonates with me (especially listening to REI podcasts while gardening - sounds very familiar!)
