My opinion is that the new laws for HOA reserves are well intended and I hope help in the long run.

This would theoretically give me like $500-$600 of cash flow but I would lose out on any appreciation.Concerns I have about this strategy is 1.

A lot of people are missing out on great opportunities currently because they are scared of losing the very attractive interest rate they got a couple years ago.

While you maybe flipping, I guess I don't jump to seeing this as a new "world" any different than a homeowner wanting to remodel their own home and having to buy their own insurance...If you have the time to do this, it lets you find and hopefully hold on to the "good" trades, the ones you like and get along with well. 

The rent is lower than I hoped for; however, it is above rental market here.  

As for your goal of replacing your W2, it's going to take longer than you expect and be harder than you hoped.
