I have a couple lots figured out (not in Mpls) and have some of my contractors in mind who have built new houses. 

Which of these upgrades are DIY and what would you suggest hiring a contractor for?

I am a licensed agent and have no problem giving you a quick opinion on what the ARV would be. 

Well I did get a new job as a Project Manager for an Electrical Contractor in the Twin Cities on January, 7 2019, and that layoff was a wake up call. 

My mother lived until the age of 96 and never had a driver's license.

Looking for a few different contractors in the South Florida area.

Any suggestions on some reasonable, reliable contractors for metal contemporary style railings ?  

I'm a licensed Architect married to an amazing Interior Designer.

I don't do all of it - I've paid for new windows to be installed, and new gas space heaters, but SO much stuff you can find out how to do on YouTube and just gives you more knowledge overall to prevent contractors from dicking you around too!

If one was to GC a new construction or a flip project (in NJ) would you need to take out a general contractor insurance policy or does the builders risk insurance policy on each property as well as hiring fully insured sub-contractors suffice?
