They paid rent this month after a lot of games  blaming COVID and sending us leters that they wont but the co-signor stepped in and got them to pay the rent to avoid and eviction/ruining her credit if this proceeds to eviction.Are we legally binded to address the mold issue and old torn carpet which is due to a bull dog they have without our consent? 

Find a bull dog of a buyer's agent in that market to help you search. 

People who ignore that the Fed has printed $10 Trillion dollars lately, think they are simply great investors and don't have a rabbits hope in a dog kennel of getting out of this one and will lose everything.And if you don't understand # 11, "Lord have mercy".

There is almost always a decent single family deal available to offer on any given day (at least in the San Antonio area).Then when it comes time to exit, you also have a much larger buyer pool since you are selling to potential residential homeowners and not just limited to investors.

I believe I have skills, time and dedication to help larger investors, just curious on the best approach.

I think there might have been some recent relief for the banking network but it could still be an issue for life insurance companies and CMBS on the larger deals.

We had one guest stay for 3 nights one time and after their dogs urinated on the carpet we could never get the smell out.

Our medium-term goal is to purchase with the proceeds either 1 or 2 condos in Myrtle Beach, SC for short-term rentals or a larger mutli-family apt building in more or less the same area (not really dead set on the location) for more longer-term rentals.
