and most importantly, do you LOVE real estate. in order to perform at a high level you've gotta spend all your free time studying your market, trends, etc. if you don't love it you'll probably be able to pull down 65/70k a year, but you could earn that kind of money just punching a clock at a regular job, so is it worth it to become an agent for 70k a year?

If expenses stay the same (or rise) and rents go DOWN (which is happening anecdotally), then those who based their buying-decision on the 50% Rule find out they PAID TOO MUCH.That's why solely utilizing that great rule ain't so simple any more.As far as learning an exciting new career in the coming economy, I'm studying to become a Party Apparatchik.

Obviously there needs to be language in there about the pool, who's responsible for what, and hopefully reducing liability to a certain extent since they are knowingly renting a house with a pool.
