Emergencies are a different story but I'm sure you would want to be involved if one came up...just be sure they know what an emergency entails haha

@Brian GerlachMarriage is just the loop hole.If you're on title with anyone, a partner, your lovely bride, your brother or your cousin that can fix things AND THAT PROPERTY IS FINANCED, it counts against your 10 conventional limit because that property is encumbered and you own it.Now, if that property doesn't show up on your taxes because your partner claims it or if that property is owned in an LLC and is encumbered by a commercial loan, that's a different story. 

If you (or someone you know) intended to purchase and live in it and then, in lieu of selling, try to rent the unit, well that would be a different story.

I believe I have miscommunicated my story or left something out.

My wife has stories of washing dishes using a large tub, and taking cold showers with water borrowed from our neighbor's hose, during the time our water was off to redo the plumbing!

Own a 2 story single family with 150k left on it, family is selling there single family 3 story 2 lot property for 265k.

If you could get the purchase price down, that may be a different story, and this is of course only my personal opinion.
