I conduct semiannual inspections on my rental units, and typically give notice through text message. 

We are seeing them come in with longer than normal timeframe requests as far as inspection and appraisal contingencies, etc....and that's perfectly fine.

We want to make sure that a buyer will be able to receive lending on the property before we decide to take it on.From what I've researched, it looks like most lenders require it to be built after 1976, not be in a trailer park, inspected by a structural engineer, and to have a "permanent foundation".

They also do special inspections which I will need for some of the work I plan on doing anyway so it was convenient in that regard.  

We had an inspection done and it looks to be in great condition, with exception of the water heater and AC unit extending past their useful life (which will be negotiated). 

My loan is approved, option periods are over, inspections done, appraisals done...were pretty much at the finish line.

Get a sewer inspection, ALWAYS

I would like ernest money,  my cost for inspection and additional money for inconvenience but how much should I ask for when telling him ill take him to small claims if he doesn't comply? 

Unfortunately the tenant didn't actually sign the lease until Monday, so we couldn't call for the CO inspection until then.

Water was off at inspection so there might be a need to allocate some money in the rehab budget for any discovered issues.
