I really do like Dave Ramsey and I used his baby steps to get out of debt, build an emergency fund, and learn the basics of budgeting. 

I've learned a lot in the past 2 years. 

Unless you can split off the SFR and sell it individually, it is significantly devalued by being coupled with the four plex.

I will gladly take any suggestions like meet ups, learning websites, books, podcasts, or even meet with other people who started real-estate investing to talk while I buy them coffee or dinner.

In a different market, there may be lots of demand for individual rooms and little demand for the whole home, making rent by room the better option.
