My understanding of current tax law is the hloc funds are to be used on the property from which it was mortgages to perform home renovations or improvements.

I almost lost it a couple of times, but looking back that probably would have improved the smell.Then, I rented out a duplex. 

Will your reno's improve the property value and by how much?  

I would look for a 4 plex that needs a shot in the arm where you can raise rents from say 550 to 750 by improving the property.
