well,   you are waiting to long to make your offer.I suspect your competition 1. is making offer sight unseen2. they know value3. they do the inspections and such during their due diligence period 4. if they don't like it during due diligence they foldNow there could be pet buyers that the listing agents have for sure this happens.. the folks I know that do this look at the hot sheet at 4am when it hits and have offers on listing brokers e mail before 7am.get first in line .

The 3 unit home has only 1 hot water heater.

It's just like spam with the added aggravation of having to find a trash can.I'd go WAY out of my way not to do business with that person, even if they were the only one in town selling cold beer on a hot day.

@Curtis The market is hot with multi families the inventory is very low so any good deals get bought asap.

Through no fault of my own, the Venice market has been pretty hot lately.

It's hard to find stuff that doesn't match those colors unless you really go crazy and start throwing hot pink and neon colors everywhere.

New kitchen, bathrroom, roof, hot water heater, heating system and roof.

And, as to investors running around trying to get investors or sellers to give non-recourse financing, if that deals blows up my bet is that you'll be in hot water if there are significant losses.
