That is a horrible idea for holding rental properties. 

Also, you run a liability risk as the owner of the property advertising a bedroom "mother-in-law" apt. without an egress window if something horrible happens.

Thus we can have a horrible process and still experience success at times, or the opposite.

Having horrible tenant is a risk period.

I've been driving an hour for work since 15 (worked with my dad and rode with him to begin with) and it hasn't been horrible.
