Both of these loan programs are conventional financing, and with less than a 20% down payment, you would also receive a reduced mortgage insurance rate. 

If you are trying to get started wholesaling, the key to everything is locating truly motivated sellers... those homeowners that have an actual NEED to sell and not just a want.
