He helped my husband and I buy our first investment property last year.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Some other investors recommend doing a 20-25 year amortization period on the loan which helps cash flow a ton.

He does a ton of business in NJ and TX and can help you out.

Do some research for market rents, STR potential, and comparable property values.Use these numbers to help determine your ROI and potential return on investment.
