Make sure heat is turned on in all common areas (last winter I had a burst pipe, thank god it wasn't major but lesson learned!)

We're not supposed to but you can't wait weeks much less months for a permit to come in when people need ac, heat, electric and plumbing.  

Hi, I see a one family home in Bayonne.Need help from all friends/experts to know what should be worth for this.it's built in 1891, looks ok, it has heated tile/floor..I don't know its plus or minus?

The reality is we offer ice cold lemonade on Miami beach during a heat wave.

He at least needs few days to find another place.

Some of the inspected items are:- Does the property have electricity, water and sewer and is it accessible via a street- Heat source is required but a/c-Roof must not leak although this is a visual inspection only-Mechanicals must operate and be safe-No peeling paint-Smoke detectorsNO ONE SHOULD EVER RELY ON THE APPRAISER IN LEIU OF A PROPERTY INSPECTION

But if I think someone is going to waste my time by having me show them 50 empty homes with no AC running in the 100+ degree Bakersfield heat only to end up not making any offers, only then I will draw the line.However, if I know a person is serious (they are prequalified already, they are eager to compare properties and submit offers, I believe they will actually perform and not waste my time, etc) then I'll sweat through my nice suit all day showing them houses!  

If a home owner wants to sell and they have unfinished renovations, and are taking the only source of heating with them, is this easier for a "flipper" to come in and handle, and how does that generally effect pricing and offers?

I think my houses are nice, but very basic (refinished hardwood floors, central heat & air, white appliances, sometimes but not always new fixtures, laminate counters), and my rents edge just above average.
