When your letter looks clean, professional and has a straight-forward message sent multiple times, you will stand out and you will get calls.

Vinyl siding needs to be cleaned but is in decent shape.

I have had turnovers where the property was clean and I was able to get a new tenant in there the next day. 

I wondered if they can be cleaned with something like bleach/water and dried and re-sealed?

Hopefully it's in good condition.We had tenants that wanted to break the lease to buy a house, but they agreed to keep paying the rent and to show the unit and keep it super clean until we found another tenant who was approved by the association.

At this point in my life, we are property tax payers, but I know that being in the military, where I go next, I will likely seek a cheaper apartment in a moderately safe area and seek a company that maintains their propertly well and addresses repairs and issues quickly, but won't care if the interior is dated looking so longs as it is clean and things work, but I am definitely not seeking a place with a yard that has to be maintained.

Nothing pressing about the repairs but it cleans the place up and my tenants are happy their landlord is doing something, as are the neighbors : )  Appreciation smells and spells like speculation to me.  

Is there anything I need to do to keep that money "clean" and free of taxes.

. , Just let them out of the lease, and full deposit return if they clean up and leave by XX/XX.
