I'd say use the higher price points in your market and build substantial amount of cash to invest into cheaper markets elsewhere, having a healthy mix between the two.Right now if you don't have the cash, find other investors and offer your time to rehab the property for their cash.

If you are going smaller, say 40 units or less, know your criteria (unit size, unit mix, vintage, how many owners of the property), and look into list brokers.You can also develop a lengthy list of brokers by going to LoopNet, and seeing what brokers trade the kind of product you are interested in.
