I’m potentially interested in taking an online NMLS license test if it will speed up the job hunting.

Looking forward to other's opinions because honestly I don't know what kind of speed bumps would come up when it's time to verify where the money came from before you purchase anything.

There are folks in Milwaukee that would do a roof for $5000, but you may be compromising on some aspect (price, speed or quality). 

Although it’s an extra expense, it can provide a booster to speed up the leasing process and give you an edge.  

Been there done that on one's on private systems.. those can really turn ugly to the point of losing the whole thing because fixing or replacing old decrepit systems will cost more than the park is worth in its best day.we just did one in Oregon and you would be surprised how much you spend modernizing it.. this was a 19 space and we spent 250k in cash out of pocket to get it up to speed.

I'd suggest you get up to speed and talk to several contractors that do build to suit. from concept through completion.
