Am planning on selling this property on the open real estate market and is looking for an attorney or individual to do a quite title action on it. 

Someone from PA will have to chime in, however that is illegal in a lot of locations, so I wouldn't expect it to be part of a closing with a title company or lawyer.

Also Cody careful In Mississippi one of my clients there got thrown in Jail for brokering without a license.he got caught once got a cease and desist and I set up a transactional program for him so he could come into title and resell.. he did quite well we did one or two a week there for a few years.. then we had a falling out.. he reverted back to his old ways of tying up a property putting it on his website and reselling it without owning it or bringing in his own funds to close.. and got turned in again this time he was arrested and charged with a felony..

Shop for lenders to refinance the property / Get pre- approved with a local bank that requires 6 months title seasoning4.

Any and all suggestions on job titles, companies to explore or just general wisdom are welcome and greatly appreciated. 

Look up the property for liens and title encumberances.

Obviously I am glossing over title work, etc., but I am just trying to get a general idea of how people might approach lead generation using the monthly sheriff sales data.

So maybe if you alter you entry strategy to lower cost and build equity slower to build that long game wealth.
