Since you'll be moving out on 08/01, you'll want to switch that to a dwelling fire policy or a "landlord policy." 

Basically everything east of the mountains in WA is a very arid and dry country so dry we have major forest fire problems, and true fire season is a couple weeks away.

We may very well have to get tenants to call the police for every annoying action, maybe that will light a fire under someone.  

Be nice, check in with them and be on their mind constantly for the next couple weeks/months while you get your feet wet in RE in one way or the other.Sometimes, getting thrown to the fire will make you learn it a lot faster/better knowing you have 0 coming in every 2 weeks.

Needless to say our local fire department and utility have had to show up, and the important lesson learned was that if he had called 811 (a free service that marks utility lines buried underground) they would have marked everything for him.

The buildings were destroyed by fire and the owners are considering a sale of the lot.
