There's no correct way to structure an entity, every type of structure has pros and cons- more or less liabiliy in exchange for more or less cost.

Are low fees the number one factor that you would look at, or do you guys think owners would be willing to pay fees in exchange for a company that has a strong structure and business processes, and performance, which can be validated through online reviews, client testimonials & references, etc?

I don't know why you couldn't do a 1031 exchange and then sell the PR property and pay much less taxes.
